Introduction
After more than a year of work, I present to you the full modular building of Peter Parker’s apartment. An extended version of the back side of the 2017’ set 76108 - Sanctum Sanctorum Showdown. At the time this was one of the coolest Marvel sets. In 2022 we received a fully modular Sanctum Sanctorum (76218) which was a nice improvement over the previous version. However, this was only an upgrade to one half of the set 76108. I hope I can offer the other.

The set includes 2712 parts (567 lots).

Design philosophy

  • Keep the overall feeling of the original design.
  • Bring in the feeling of a lower-income New York townhouse. This also includes elements of wear on the building.
  • Only use the Peter’s apartment half from the set 76108. This also includes the stickers. This allows preserving the Sanctum Sanctorum half after detaching it from the other side of the building.
  • Make it fit between the Sanctum Sanctorum (76218) and the Daily Bugle (76178).
  • Retain all the original play features. This includes two popout windows, a trapdoor between the floors, and the turning water tower to rise and lower the spider web.


 

The ground floor
Pepe’s Pizza is back and more detailed than ever, encompassing most of the ground floor. It does feel like the Pizzeria is out of place in the building, like the floor was repurposed after the initial construction. This Pizzeria uses the same Pizza Boxes that can be found in the Daily Bugle ;)
The second entry to the building is also added, leading to a full stair hall.
 

The 1st floor
The first floor is an abandoned apartment. The original set had Peter’s apartment on the 1st and 2nd floor, not anymore. The first floor is left purposefully vacant to be filled as you wish. Whether it is Nelson and Murdoc law firm, Matt’s apartment, Alias Investigations, Chikara Dojo, Kate Bishop's Apartment (also located above a pizzeria in the MCU), or something else entirely.
The instructions include a trashed apartment as a placeholder. With only minor modifications, a full 16x14 stud-wide area can be used to accommodate anything else.

 
The 2nd floor
The second floor is Peter’s apartment with every design element from the set 76108 and some more. For example, a kitchen inspired by the Sam Raimi trilogy and a small bathroom. The aim was to build a low-budget apartment where Peter often lives.
The original play features from the set 76108 are also present: a window that pops out from the side of the building and a trap door that leads to the floor below.
 
The roof
The main inspiration for the roof was Netflix’s Daredevil episode 3 from the 2nd season, where Daredevil and the Punisher spent most of the episode on the roof. Many details are taken from there, including the ammo crate. The purpose was to give those minifigures from the Daily Bugle (76178) a proper display space.
The roof level is purposefully below the Sanctum Sanctorum’s roof level to not outshine it. An exception is the roof entrance which gives some nice height variability when those buildings are displayed side by side.
 
The Street
The street is designed to fit nicely between the Sanctum Sanctorum (76218) and the Daily Bugle (76178). Many small things were considered, for example, the building distance from the edge of the baseplate.
The left side of the building is an alley with lots of trash. The aim is to extend the alley from the Daily Bugle (76178) to expose more display space. The fire escape from the original set is also moved from the front of the building to the side.
On the other side, a tree with the same design as in the set 76218 is added to tie this building with the Sanctum Sanctorum.
Another design choice from the original set is the street sign. Spider-man is not commonly known to live on the Bleecker Street. However, when displayed next to the Sanctum Sanctorum it offers some sense.
